  • Source, procure, maintain.
  • Update all by-laws, resolutions (external).
  • Liaise with JMB's legal advisers on all legal matters.
Accounting and Financial Management Services
  • Maintain all accounting records of the JMB.
  • Conduct all correspondence in respect of accounting and financial.
  • Prepare invoices, reminders, demand notices, receipts, etc.
  • Verify all claims for payments, including petty cash movement.
  • Audit and verify.
  • Financial advisor to JMB.
  • Prepare financial reports and recommendations.
  • Invoice distribution and demand collection.
Operation and Maintenance Services
  • Regular building inspections.
  • Implement and overall planned preventive maintenance.
  • Joint inspection with JMB / authority.
  • Supervise and ensure terms and conditions of the contracts are followed.
  • Conduct regular spot checks on the security personnel.
  • Basic training for overnight security response team.
  • Carry out new improvement works.
  • To abate any nuisance caused by parcel owner.

Management Office OPEX & CAPEX

  • Setting Up Management Office

    Consultant will table-out the investment budget to the developer. Allocation funds budget based from the Committed Freebies by developer and Maintenance Fees Collection.

  • First Year Maintenance Fees

    Developer will back charge of Management Office operating Cost into first year maintenance fee collection includes: Staff Cost, Administration Cost, Estate Operating Expenses.

  • 1st AGM

    The first Annual General Meeting (AGM) is held to officially introduce the management structure, present the financials, and discuss the management and maintenance of the property. It marks the transition from the developer-managed phase to resident management.

  • Formed of JMB

    The formation of the Joint Management Body (JMB) occurs following the first AGM. The JMB is responsible for the ongoing management and administration of the property, representing the interests of the residents, and ensuring that the property is maintained and managed effectively.
